The City of Rosenberg, Texas will have a new grand entrance via an extension of Airport Avenue connecting I-69 to FM 2218 between the current Reading Road and FM 2218 exits. The long-awaited project will be expedited with the recent approval of a Performance Agreement between Rosenberg Development Corporation (RDC) and Village Crossing LLC (Developer). The developer and RDC will partner to construct Airport Avenue. Rosenberg City Council had the final say and overwhelmingly approved the agreement last night. “We are thrilled that the RDC and the city share our vision for Village Crossing Rosenberg,” said developer, Frank Attar. “We look forward to developing this unique property which is such a central and visible part of the City of Rosenberg.”
The Airport Avenue has been on the city’s thoroughfare plan (http://rosenbergtx.gov/master-thoroughfare-plan/) for many years to allow for improved traffic flow into the city. With the soon to be completed I-69 feeder roads and expanded main lanes, vehicles will be able to exit I-69 driving southbound and turn onto Airport Avenue and will also be able to get back on to I-69 bypassing any lighted intersection. The new planned section of Airport Avenue will provide direct access to the Fort Bend Appraisal District as well as BF Terry High School. The City of Rosenberg and the developer hope to have the road complete within the next 12-18 months.
Councilmember and RDC member, Lynn Moses has supported this project from the beginning. She stated, “RDC is excited about this project, which will bring a lot of retail and job opportunities to the city. It will bring sales tax and an increase in valuations for property tax to offset the costs. Airport Avenue has been on our thoroughfare plan and we are fortunate that the developer is giving the land to the city at no cost to the city.”
Airport Avenue will become a new gateway to enter the city providing new opportunity for commercial development to support the surrounding areas. As such, Village Crossing, a 108-acre commercial project, is designed for national retailers, entertainment options, office users, as well as a variety of commercial projects.
Land sites are available for sale from 2.5 acres – 25 acres. Rosenberg has recently experienced significant economic development activity, including the opening of Texas State Technical College located on I-69 between FM 2218 and Hwy 36 and two new business parks have broken ground: Rosenberg Business Park on FM 2218 and Walsh Road Industrial Park. Village Crossing will provide services for these students, employees and visitors. Additionally, TxDot is making improvements to I-69 from Richmond to the Fort Bend County line as well as improvements on Highway 90A.
These expansions are all underway, which will open up the corridor for even more explosive business for the region.
